Good but uncertain future
The mall has a reasonable size in that it is small enough to easily navigate with a decent layout but large enough to have some variety. You can tell, though, that the mall is at a point that it is either going to slip into decline or turn a corner and improve because of a change in the tenancy in the last couple of years in particular. The anchors are still intact, but some of the smaller national stores (i.e. FYE, Express, Disney Store etc.) have either recently closed or are closing soon. These national retailers have been replaced with mom and pop type stores (discount/ethnic/urban clothing) that could not afford the same level of rent that a national retailer would or are simply being left vacant which makes me question the health of the mall the next few years. A change in the tenancy from national retailers to a more local flea market type ambience seem to be the first signal that a mall is in trouble, yet some malls can reverse this trend if the local economy reverses itself. I hope it does, because, overall, the mall has the potential to be a pleasant shopping destination compared to some of the mega- 1 million + square footage malls.
