I have just come back from Acadian and I am fuming. I submitted an application for one of their properties a few weeks ago. I work full time, have a reasonable income and got approved on the same day (the application fee is $25 nonrefundable). The following week I called to make an appointment to sing the lease and pay the first month's rent to secure the place. They told me they were going through some personnel changes and that they would call me back with the appointment time. I did not hear back from them and yesterday I noticed that the place was back on the market. I went and got the cashier's check they require this morning and went into the office to pay and find out why the property had been put back on the rental list. It was the owner, Lucia, I think who was sitting at the front desk. I'd never met her before. When I explained the reason I was there and my concerns she told me that someone named Joe (I hear he is her son) called me with the appointment time and I told him I was no longer interested. When I replied that I never received such a call, she accused me of lying and very rudely told me that she was not comfortable renting the property to me and that she was not going to "offer it to me". WTF???? Since when do rental properties refuse an approved applicant for no reason other than just because they can? It was crucial for me to get the place. I had spent weeks looking for the right place for me and my son and now I have to start all over. I will contact both the better business bureau and the Davis Enterprise with this matter. For owners looking for a management company or potential renters, please go to someone else. I would not give Acadian even one star!!!!!!!

If you're thinking about moving in with Acadian, don't. A private owner will be far far easier to deal with. They tried to rip us off (not because they are mean or evil, just incompetent and greedy) and I ended up taking them to court. It was a long, painful, process. They offered to settle for half the amount once I *served* them (writing letters gets you NOWHERE, write once then serve them if they don’t comply). After a day in court, the judge awarded me 400 dollars (I sought 500). Do yourself a favor, take a million pictures, and then give Acadian copies right when you move in. Keep your own and make sure they are dated somehow.
